As part of the ongoing development of PrairieStar, a master-planned community in the Town of Berthoud, Colorado, Sopher Sparn collaborated with the development team to shape the identity of its future commercial district. The 500-acre community is entitled for 854 residential units and over 200,000 square feet of commercial space. To support cohesive, high-quality development across the commercial core, Sopher Sparn was engaged to create Commercial Design Guidelines. These guidelines provide clear direction for future pad site development, establishing architectural consistency, a strong sense of place, and thoughtful integration with the broader community. The standards include detailed recommendations, from site layout to material palettes, ensuring each commercial project contributes to the overall vision as the area is built out over time.
